If you type in the term “foreclosure services,” into a search engine, chances are great that you are going to find many services available for the banks and lenders that are foreclosing. But what about services offered to those who face foreclosure? There are several companies available that offer services to those who face foreclosure such as communicating with the lender, assisting in refinancing and credit score clean-up, or the selling of the home. Read below for more information on each service.
Communication with the Lender
When a homeowner is facing foreclosure, one of the first things he or she must try is to save the relationship with the lender. If you do not feel comfortable speaking on your own behalf, companies that provide foreclosure services offer this form of representation to you. Most of the time it is in the lender's best interest not to foreclose, so this foreclosure service can lower the payment or defer the payment for a period of time, depending on the flexibility of the lender.
Refinancing
Another option for homeowners is refinancing. Refinancing takes into consideration the equity that a homeowner has in the home, the market value of the home, the homeowner's credit and the loan to income ratio of the home. This can often lower payments, and thus potentially provide a remedy to the foreclosure problem.
Selling the Home
The third option for a homeowner facing foreclosure is to sell the home. Some foreclosure services companies will purchase the home from you or arrange for it to be sold through a real estate agent. The goal for the seller is no longer to make a profit on the home, but rather to sell the home as quickly as possible. For this reason, the foreclosure service will either buy the home or recommend selling the home at a price lower than market value.
Other Services
In addition to these three offerings, many foreclosure services companies also provide other financial services including credit clean-up and advice on how to consolidate debts wisely. In addition to working with you lender to lower monthly payments, these foreclosure services companies can also negotiate lower payments required by other creditors to ease the load of your debt.
Word of Caution
Not all foreclosure service companies are created equal. Start by speaking directly to your lender, and then follow with an investigation into HUD approved counseling services. If you are facing foreclosure, the last thing you need is another hand out asking for payment.
